Most CBD strip-outs are office floors and make-goods in towers from the 1970s onward. The work itself — partitions, ceilings, joinery, carpet, cabling — is familiar. The constraints are the building's.

Older towers
Many CBD buildings date from the 1960s to 1980s. Asbestos registers are reviewed before work, and any asbestos in the scope is removed by separately licensed asbestos removalists.
Make-goods
End-of-lease make-goods in the city are often negotiated between tenant, landlord and incoming tenant. Starting early helps. See lease make good.

Questions people ask before they commit
Why do CBD strip-outs take longer?
Mainly access and hours. Goods lifts, loading dock slots, restricted noisy-work windows and inductions all limit how much can be done in a shift, even if the fit-out itself is straightforward.
How is waste removed from CBD towers?
Through the building's loading dock in booked slots, using bins sized for the goods lift, with trucks scheduled to meet dock windows. Street loading is avoided where the building has a dock.
Do CBD buildings have asbestos registers?
Commercial buildings built before 2004 are generally expected to maintain an asbestos register under NSW work health and safety rules. The register is reviewed before any strip-out work.
Can the strip-out and the incoming fit-out overlap?
Sometimes, with good coordination, particularly across different parts of a floor. More often the strip-out hands over a clean shell to the fit-out contractor on an agreed date.
