Strip-outs sit between two other things: the tenant or owner leaving, and the next builder, fit-out contractor or renovator arriving. The strip-out only matters if it hands over on time and in the condition the next trade needs.

  • Services made safe by licensed trades before anything is cut.
  • Asbestos register checked on older buildings.
  • Building rules followed — hours, lifts, docks, protection.

Occupied buildings

Most Sydney commercial strip-outs happen in buildings where other tenants are still working. The job is planned with building management: noisy works after hours, lift protection and bookings, loading dock slots, common area protection, fire system coordination and dust control.

Asbestos

Buildings and fit-outs from before about 1990 can contain asbestos in ceiling tiles, vinyl floors and adhesives, wall linings, pipe lagging and electrical board backing. The building's asbestos register is reviewed, and anything found is removed by a separately licensed asbestos removalist before strip-out continues.
